Final walk-through and private home inspection

Today was our final walk-through and we also had part II of our private home inspection.  The final walk-through was a lot of fun and very informative.  Our PM, Mike took time to show us the paperwork that goes along with our house (warranties, important numbers, etc) and he talked to us about maintanence items we need to take care of - sealing the grout, concrete, etc.

Once that was done we took a tour of the house and snapped a lot of pictures.  We ended the appointment with part II of our private home inspection and I just received the report.  There were a few, very minor items our inspector found and I suspect Ryan Homes will be able to take care of them before we move in.

Here are the pictures of the finished product, but there are no exterior pictures as that is still a work in progress.  Due to the cold NE Ohio weather, we will not have a driveway or sidewalk until the end of May and some exterior painting will have to wait as well.  The lawn and landscaping will not be installed until August or September.

We failed to take pictures of our finished basement but it looks great.

  2. It looks incredible! I love every part of it! Especially the glass framed door to the basement. I would definitely request one of those if my stairs were set with a door at the top. Just love it. Congrats you guys!

  4. Beautiful!! Love the arched walk through. Love that top window in MR---wish we had that! We do plan to add sky lights right away. Which granite did you choose?---looks like New Venetian Gold.

  5. PS. Thanks for posting pic of transition to carpet. Been sooooo worried about this! Yours looks great. Nice color against your hardwood.

  6. Thanks! The granite is santa Cecilia and the carpet transition did turn out nicely. My biggest complaint is the paint they use on the walls. It looks fine but it's just cheap, flat paint and I can already see scuff marks. Not the end of the world, but it would be nice if they used something a little better.

    1. I've heard tons of complaints regarding the paint leaving marks. Not sure I'll be able to wait 10 months to paint then.
      Your granite looks different than other SC I've seen. It has darker tone to it. I like it a lot. That's why I thought it was NVG. We were told SC was coming in light batches so we splurged for NVG.
      Waiting to hear when our pre construction meeting will occur. Our close is scheduled for Aug. So not much to report in the past month. ;-)

  8. Such a beautiful home! We're breaking ground on our Dunkirk in NY this month. Did you guys install lighting in your morning room? I couldn't believe nothing was included! We'll also have the new kitchen layout with the large center island and sink, and RH's didn't change the layout of the included recessed lights to account for that, so that was more $ out of pocket for us.
    Have you been happy with your Dunkirk now that you're settled?

    1. Thanks for the kind words! We are happy with our home and we've had minimal issues. I think we had to pay for RHs to put in a morning room light which we later had a fan installed. Are you going to make a blog? I'd love to see the new kitchen layout - the design looks cool. Best of luck with the build!

    Our SR suggested that we put a ceiling fan in the morning room, so we had that in our selections. During our electrical appointment, the electrician pointed out that the cover over the ceiling fan does not give off much light, so we added two recessed lights on either side. More $, and I really feel lighting should have been included. Oh well! It will all be worth it.

  10. I wanted to start a blog, but I think with two little ones, I'm more apt to keep up with an Instagram account to document our progress. I just got it up and running, but if you're on Instagram I'd love if you follow along @welcomeabode.
    Our preconstruction meeting is Monday, and right now they're saying we should be in by the end of August. I still can believe this is really happening!
    One more question (for now), do the windows come with screens and storms? It's one detail I keep forgetting to ask our SR.

    1. Our windows did come with screens. The window in the master bath didn't for some reason but the others did. It goes fast - enjoy the build!!
